The Difference Between Electronic and Combo Lockboxes
Just like real estate agents who have achieved the title of REALTOR®, there are certain lockboxes that are held to a higher standard and can be a game-changer for agents. Lockboxes might not always get the spotlight, but they're incredibly important. They serve as the gatekeepers to your listings, and they not only protect your client's interests and help facilitate successful showings, but they can also help establish the important element of trust between clients and agents. But here's the thing – with so many lockbox choices out there, it can be tough to spot the ones that truly bring something special to the table. Let's explore the different lockbox options and explain the most important features to look for when investing in a lockbox. Combo boxes vs. Electronic Lockboxes Real estate lockboxes can essentially be boiled down into one of two basic categories: combo box or electronic. A combo box refers to the simple, manual devices agents can use to secure the keys to gain entry to a listing. These types of lockboxes typically operate with a code entered into a numeric keypad or padlock that opens a door to reveal a house key inside. Combo boxes have multiple disadvantages Added Risk: Once set, the code will open the lockbox until the agent visits the property to change it, costing the agent valuable time. Less Control: Agents also have no control over access hours or knowledge of who visited the property. Not Secure: Many combo boxes are known to be easily breached with hand tools, posing further vulnerabilities to the security of the home. How Electronic Lockboxes Are Changing the Game Enhanced Security: Where combo boxes rely solely on physical keys or combinations, electronic lockboxes offer additional security features such as encryption, unique access codes, and audit trails, all of which provide greater protection against unauthorized access. Real-time Activity Tracking: Real-time activity tracking and reporting features allow agents to monitor who has accessed the property and when. Remote Access: Grant access to the property from anywhere, at any time, with remote access. With electronic lockboxes, there's no need for physical presence. This flexibility is especially valuable for agents managing multiple listings or conducting showings outside regular hours. While electronic lockboxes often cost more than their mechanical counterparts, agents will quickly recoup this investment in the time and energy saved by not having to visit properties to change manual access codes, allowing them to focus their efforts on selling. Choosing the Best Electronic Lockbox: 3 Key Features to Consider 1. Battery Life While clearly a more advanced and secure option, electronic lockboxes have their own set of challenges. A dead battery could cause major issues since it needs power to open the door. SentriLock Releases New Security Feature
SentriLock is enabling a new security feature for the SentriKey® mobile app which will provide a higher level of protection against unauthorized access to SentriLock lockboxes or mobile app. Much like banks and other institutions requiring a high level of security, SentriLock will be instituting an invalid PIN lockout if you attempt to get into the SentriKey® mobile app too many times with the wrong credentials. What does this mean for you? Beginning in late June 2023, if users of the SentriKey® mobile app input an invalid PIN more than three times, they will be temporarily locked out of their account for a few minutes. To avoid being locked out, after the third attempt, you will be directed to reset your PIN in the app or call SentriLock support for assistance. What if I forget my PIN? You can reset your PIN in the SentriKey® mobile app or on the SentriKey® website, using your security questions. If you are locked out, SentriLock support will be able to assist in resetting your PIN.  What is a simple solution? We understand that when you are selling houses, you don't want to be bothered trying to remember passwords and codes. 4 Access Methods You Can Use with a SentriGuard Lockbox
Lockboxes are used to keep people out of homes, but they also need to be accessible by multiple people when selling a home. This is a time of stress for some homeowners. REALTORS® need a secure way to give access to buyers, contractors, inspectors, all while keeping the homeowner's property secure. The SentriGuard® Lockbox is the perfect answer to secure property access. Let's review the multiple ways to access a lockbox key compartment: 1. Bluetooth® Bluetooth® technology is used from everything from your AirPods to controlling your vacuum. But did you know it is also the easiest way to provide access for your lockbox? To use this feature, launch your SentriKey Real Estate App and simply press the enter button on your lockbox. Now enter your ID or authorize your facial recognition, and the key compartment will open. You can also enable your Apple Watch to open lockboxes as well! 2. Touch-N-Show™ This exciting new option uses NFC or Near-Field Communication, just like using Apply Pay at the convenience store or gas pump. To use Touch-N-Show™, launch your app and tap the Touch-N-Show™ button on the screen. Note: The first time you use this feature, you will receive a notification that Touch-N-Show™ is only available for the SentriGuard® Lockbox. Press Continue and tap your phone to the lower half of the lockbox, and you will see a flashing green light and the key compartment will then open. If it does not, simply pull the tab on the bottom of the lockbox. 3. FlexCodes™ Another exciting new feature for the new SentriGuard® Lockbox is using the new FlexCode™ as a temporary means of access. This is an easy way to provide temporary access to agents, contractors, home inspectors, or non-SentriLock members. This code can be assigned from 30 minutes to 31 days by using the SentriKey Real Estate App®. Simply go to My Lockboxes and navigate to my My Access Code and select a lockbox from the list. Assign the name of the person receiving the code and a start/end date and time for property access. Tap Get Flex Code and enter your pin or your facial ID; your app will generate a unique code. To share the code, click the share icon in the upper right corner and you can send the code with instructions via email or text. 4. SentriConnect® Lastly, listing agents can grant temporary access to out of area agents or consumers through the SentriConnect® app. The agent can schedule access up to 14 days in advance, and for 14 consecutive days. This is a great product for use on rental properties and other property management needs as well! You are busy enough working with buyers and sellers. We're continuing an annual tradition of counting down our top 10 articles of the year. The following article was originally published back in July and is #3 in our countdown. See #4 here. A new partnership between two NAR Realtor benefits is making it easier for agents to impress buyers during a showing. Sentrilock has teamed up with Realtor's Property Resource to offer agents one-click access to RPR property data from the SentriSmart mobile app. According to a post on the RPR blog, "When opening a SentriLock box, the SentriSmart app will ask users if they would like to view the property by way of the RPR app. Choosing yes will open the RPR app seamlessly." That means that Realtors can open the front door and immediately pull up data on the home, and easily answer buyer questions throughout a showing. We think that's pretty neat, and it got us thinking about other cool things that lockboxes and their mobile apps can do. So we took a look at Sentrilock, the lockbox solution highlighted in our free, annual Technology Guide. Here are the top five things you may not know your lockbox can do: 1. Get text alerts when your listing is shown - Set up showing notifications to find out when a listing is being shown, right as it's happening! This feature will send you a text or email when your lockbox is opened by another Realtor. If you prefer getting a summary of showings at the end of the day, rather than real-time alerts, you can opt for a daily digest instead. 2. Send automatic feedback requests to showing agents - RPR isn't the only app that Sentrilock plays nice with. It also integrates with showing software, like Showing Sync from Showing Suite, which automatically sends feedback requests to the Realtor who opened your lockbox. SentriLock Adds New Mobile Agent Safety Feature
Lockbox provider SentriLock's mobile app now offers an agent safety feature. Officially launched in October, the new update to the SentriSmart mobile app alerts others when an agent is in a potentially dangerous situation. How It Works When an agent uses SentriSmart to open the lockbox, the application begins tracking the time and sends a request for a status update every 15 minutes. The Realtor has the option of clicking on their mobile device to either reset the next status request for 15 minutes later, stopping the status requests, or sending an alert. If the agent doesn't respond at all, an automated emergency safety alert goes out to designated contacts, including colleagues, family and friends to inform them of a potential problem so they can provide assistance. "The key difference in the functionality of the SentriSmart safety application compared to others is that it requires no other action by the agent to have the alert set. It goes automatically when agent opens the lockbox," explains Greg Sheldon, CEO of SentriLock. Sheldon also notes that the app feature is a free add-on benefit for Realtors who are already using the SentriSmart application. Realtors can update their mobile application to the newest version, which includes the new safety feature, through either the Apple or Google Play stores online.

New SentriLock and Homesnap Integration Helps Agents Shine During Showings
Agents have a new way to impress clients during a showing, thanks to a new partnership between SentriLock and Homesnap. Realtors can now access property data right from SentriSmart, the lockbox maker's mobile app. When obtaining lockbox information from the app, users are able to open the listing's property details from Homesnap in just one click. If that sounds familiar, it's because Sentrilock launched a similar integration with Realtors Property Resource (RPR) in June. In fact, the process of accessing data from both integrations is exactly the same. After receiving entering the lockbox code, SentriSmart prompts the agent to open the listing's property details page, as seen in the image below. Simply select your integration partner of choice, and SentriSmart will automatically send you directly to the property details page in either the RPR or Homesnap mobile apps. How It Works The property details integration is completely painless. After from a few initial set-up steps, instantly accessing listing info is a breeze.
